  1. you can sell the property. in georgia you are required to give the tenant 60 days notice before you sell it.
    also keep in mind that it may be somewhat harder to show than if it were vacant because showings will have to be worked around the tenant’s schedule.

  2. You need to find out what the laws in your state are but yo can probably sell it along with your lease. The new owner would have to honor the lease until it ends but would be under no obligation to renew it.

  3. You can sell the property.
    The lease stays in effect for the new buyer.
    The renter does not have to co-operate in showing the house, and can bar anyone from seeing it.
    You should offer to move the renter into a new place and pay for the moving expense. This way the place will be vacant and it will be easier to sell.
