I'm talking аbουt a trailer house іn a trailer park οr јυѕt οn thе street. I thουɡht thеу're cute аnԁ affordable, I want tο ɡеt one!

  1. This is about buying a unit in a private condomium. You are only buying the trailer house. You are not buying the land. Therefore the land do not belong to you. Only private houses, bungalow whereby the whole house is built into the land. Then the land’s ownership is the house ownership.

  2. If you buy it in a mobile home “park” or “community” you will be buying the mobile (or manufactured home) and “renting” the land it sits on. You will have to pay some sort of lot rent on top of your house payment if you financed. If you buy your home on “private land” and it is sold with it, the land will be your’s. You can also invest in land at a later time and move your home on top of it which you can also finance.

  4. No, unless they are selling that too. Which they do sometimes because they are such a pain to move, especially with the current gas prices! Try to look for someone selling both the home and the site at a nice trailer park (no that is NOT an oxymoron) or even get an RV. A lot of times if they are selling the mobile home they don’t need the site anymore! Also, beware of the law in most states. You must license the vehicle and also get a license to park it on your own property, if you do that. Happy hunting!

    cuz like in a trailer park i think u have to rent out a litlte lot to park on, either that, or you buy that little peice of land, it just doesnt becomes yours when u park on it……
    and on the street, it’s just like parking a car…u dont own the peice of street under the car….

  7. in the park you rent the lot. on your own property or a sing mobile home you own the land. be careful.. if they catch fire they burn v v v quickly.

  8. If you want your own lot..you would have to buy it & the area would have to be zoned to allow mobile homes there. Of course if it’s in a court..you only rent the lot & will most likely have to sign a lease as in apartment renting. Also…FYI…lot fees can be very expensive & if you get kicked out of the court or the lot fees continue to rise in price,it costs a small fortune to move the mobile home unless you know someone who can do it.

  9. Depends on the sale contract. If the sale contract says trailer and land for sale, yes you do own the land. Just make sure the legal description of the land is the same as the land you want to buy and set up the trailer. Buy through a real estae agent if you can. Remember, most times the seller pays the commission. Again, make sure the contract states who pays the commission.

  11. You would only own the mobile home unless you bought the property that is stands on. Otherwise, you landlord could make you move. You must own the land associated with the mobile home to own both.
    Simplistically, you buy a parcel of land that is yours, then you put your mobile home on. In this case all is yours and no matter what the stucture you decide to erect belongs to you.

  12. No. I believe that only if the mobile home has been attached to the land in some way–
    for example if it is bolted or is sitting in a poured foundation– is a mobile home included in a land sale–unless otherwise stated in the contract. Please make sure you have a licensed realtor or an attorney consultation before any sale, in any state.

  13. only if it is stated as such on the listing. Ask the agent. But if it is in a mobile home park usually no. You then rent the space but own the unit. Ask the agent with the listing or get an agent (its free to hire the agent the listing property pays them) they can tell you if it comes with the land or not.

  14. To answer your question…. yes and no. Some people sell land with the home… some just sell the home. Some mobile homes are actually pinned down to the ground making them no longer “mobile” homes. The listing will say either Manufactured with land or Manufactured without land.
