  1. The courts will appoint a probate, they will find the next of kin. Unless the caregiver is a relative it would not be her. You can not just take the trailer because the guy has passed, you would have to buy it from his heir or the state (if no heir the state owns his property).

  2. These “signed papers” are a very flimsy way to put in a claim to an estate. A notary costs about $10 to witness a signature, that would have made your document much stronger.
    It is not your trailer now. It belongs to the estate. A judge will decide what happens to any assets of the estate during probate.
    Having an attorney review this is a very good idea.

  3. You will still have to pay for the mobile home. The estate will go to probate, but will likely take several years to settle, because there is no will evident. Th fact that you don’t have title to the mobile home is troubling. Did you live in it prior to his passing? Po session is 9 /10 of the law.
