  1. The home inspector already knows what to look for. But know this. The home inspector only checks for obvious issues – he is not a expert at electrical, plumbing, heating and A/C, structural issues, termites, etc.. If he sees something that needs more attention or is of a concern, he will advise in his report that you get a structural engineer to look at something, termite professional to look at something, or an electrical contractor to look at something, or an A/C Heating contractor to look at something or a plumber to look at something.
    The seller is required to provide you with a Seller’s Property Disclosure Statement that list all known problems with the home OR the seller is required to state “No SPDS will be provided.” Which means “Watch Out!” for problems with the house.

  2. An inspector should know but ask questions,
    In Australia we had a Electrical,plumbing,building,and Pest inspections done Surveyors report to ensure our fence line/ boundary and a title search . Even though its a new house was it all built to regulation and specs ? some builders are known to cut corners and use cheaper materials an products than what is Required . Ensure all reports are signed and dated
